Design specifications:

The specifications of the planned Administration Centre of the Municipality of Zielonki in Zielonki include:

  1. the primary function:
    • a municipality administration building with a library;
  2. the supplementary function:
    • an office/commercial/retail building,
    • a clinic,
    • an educational building (preschool, school);
  3. a common area, public space for the buildings mentioned above: access roads with parking spaces and lighting, access paths, public space in front of the municipality administration and office/commercial/retail building, furniture, greenery;
  4. optional expansion of the municipality administration building with an additional enclosed building. To this end, design the area in such a way as to facilitate a future location of the building and additional transport infrastructure, using greenery for example;
  5. a direct access road from a district road to the whole administrative centre.

Data and assumptions regarding site development:

  1. The total surface area for the investment project: 10–14 ha
  2. The expected floor space in the municipality authority building (with the library): approx. 4000 m2 (the floor space includes office rooms, entrance halls, pedestrian circulation, staircases, elevator, and hygiene facilities).
  3. The total expected floor space in the office/commercial/retail building: approx. 1000 m2 (acceptable total deviation for the whole building up to 10%).
  4. The total expected floor space in the clinic building: approx. 1000 m2 (acceptable total deviation for the whole building up to 10%).
  5. The total surface area of the educational building (preschool, school, gymnasium): approx. 3000 m2.

  7. Recreational area
  8. Planned greenery

Specifications assumptions for the office/commercial/retail building: approx. 1000 m2, including a bank, approx.: 100 m2, a public notary office: approx. 100 m2, a pharmacy: approx. 100 m2, a newsagent: approx. 30 m2. The main hall of the office/commercial/retail building should have a separate entrance and should be linked with the municipality administration building.

Specifications assumptions for the clinic building: approx. 1000 m2

Specifications assumptions for the educational building: approx. 3000 m2, the school should have sports and recreational facilities.

Car parks: a minimum of 350 parking spaces, including an optional car park for personnel. Consider placing some car parks underground (below buildings or greenery such as the sports field near the school).

Transport: The existing (or upgraded) access points to the district road through Królewska Street and Do Fortu Street. The concept should include the terminal bus stop (turning circle) and an upgrade of the streets (lateral extension, bike routes, pavements).

Park greenery: a recreational area with an ice rink in winter and recreational sports field in summer.
